Why do I need a lawyer when selling my house? Here are a few reasons:
- I am leaving town and I don't want to have to fly or drive back to town everytime an issue arises. I would like an attorney to take my place at settleement.
- The buyers have started to act funny, seem to be trying to get out of the deal and have hired a lawyer.
- We have an unusual home that has issues that may need to be carefully disclosed to a buyer. Examples: We had a stucco problem and had the entire front of the house ripped off. We have had some problems with water in the basement during severe storms.
- FSBO We want to try to sell the home ourselves but we don't know where to start.
- An old mortgage from the prior owner "popped up" on on the title report.
- OUR MORTGAGE PAYOFF EXCEEDS THE FAIR MARKET VALUE OF THE HOUSE.
